Kiambu County Government has issued a stern warning to all investors and developers regarding the construction of buildings without proper approvals.
A joint team from the National Construction Authority (NCA) and the National Building Inspectorate (NBI) has commenced inspection of structures that do not meet the required standards.
Earlier this month, the CECM for Housing, Planning and Urban development Salome Wainaina provided a development framework for the period 2024-2034, by bringing together key stakeholders to deliberate and validate development planning issues.
Key among them was the need to ensure sustainable urban development through construction of residential and commercial buildings that reflect and amplify the high-level set by the National Construction Authority (NCA).
“The quality of residential houses in particular have long-term impacts, both on the communities they house and on the surrounding neighborhoods,” she said. One 5-storey building in Juja plot no 5/1476, Kiaura block is set to be demolished after officials from the joint team found the owner lacking necessary approvals and certification from relevant authorities.
The decision to demolish the building came after an extensive inspection revealed significant structural issues, including cracks on the walls, floors, and uneven settlement, posing a serious risk to the occupants. The building was constructed in 2014 without approval from the County Government of Kiambu and it is to be taken down amid structural integrity concerns. The owner Njuguna Gitu has so far complied with the notice.
County authorities have further warned that those found in breach of construction regulations will have to demolish the structures at their own expense provided they secure a demolition permit from the department of Lands, Housing, & Physical Planning.
Such statutory guidelines will assist planning authorities, developers, architects and designers in delivering quality residential and commercial development in the County. Last year, Governor Kimani Wamatangi said that 80 percent of Kiambu buildings were unsafe due to most developers not seeking county approval certification.
He further indicated that the county would not relent in ensuring that developers obtain the requisite approvals, including occupational certificates and that those found not to have adhered to the laid down requirements risk being demolished.
